I was planning on a quick read of this particular article when I noticed the Skift “Megatrends Shaping Travel In 2015” magazine link.  I clicked - and now that they have my email, I suspect I’ll be hearing from them again. The ‘big three’ trends – mobile, seamless, and experiential – are not news to innkeepers. Paging thru the magazine, I especially liked the article BUSINESS TRAVELERS ADOPT NEW RULES FOR TRAVEL: “bleisure” – the merging of business & leisure travel combines productivity, opportunity, and new experiences. While the article had a ‘travel by air’ focus, the trend shows business travelers extending their trip by using personal days  or bringing a family member, all to mix business w/pleasure.  Providing an attractive ‘business rate’ just could pay a nice dividend!
Online Hotel Review TrendsEvery day, hundreds of thousands of reviews get published and the top 8 trends are shared here.  These once again confirm that guests trust the observations of other guests far more that what we say about our own properties! And now the context of the comment  – length of stay, single/couple, leisure/business trip etc. plays an important role

YouTube is the #2 search engine, after Google. What are viewers searching for? Things to do in a particular area, how to make eggs benedict, guest testimonials, what’s special about your inn.   Will viewers find a video about your inn? Video Marketing 101 (from PAII’s 2014 Innkeeping Show) shows you tips on making (producing) videos to market the unique personality of your inn – how to show, not tell.  Both do-it-yourself and hire-a-pro tips are covered.  And, a few minutes in, you’ll be treated to a Better Way To Stay classic video – picture the unamused guest blowing up an air mattress!

Airbnb – Part 5  - To list or not to list
Anyone who thinks Airbnb is not having an adverse effect on legal B&Bs is naïve.  A company that publically boasted at a Government Workshop that they had 25 Million stays in one year (yeah – that’s Million) is definitely having an impact on the entire lodging industry – especially B&Bs, because they even call themselves “bnbs”  
So YES, Airbnb (plus Homeaway and VRBO) are impacting YOUR business because some of them aren’t paying taxes, some of them don’t comply with the laws, ordinances and regulations that you have to, and because, if you are not listed on Airbnb, YOU aren’t getting a share of that 25 Million stays.  PAII can help you address these issue – but that’s another topic.

So, should you list on Airbnb – YES!    Get your share of the 25 Million stays!  Remember, in comparison to the OTAs and B&B Web Sites – listing on Airbnb is dirt cheap – there is no charge for the listing (what is B&B.COM or TripAdvisor costing you).   And think, only a 3% Commission (What is Expedia or Kayak charging you).  Do you have to cut your prices NO (although Airbnb will try to convince you otherwise).   Think of Airbnb as just another OTA – a necessary, but less expensive, evil.  Oh, and when you list, make sure you tell all those prospective guests that you are a LEGAL B&B and that you offer a level of service, luxury and safety well beyond what they might find in other listings.

Conference Partner Spotlight ThinkReservations

ThinkReservations is a property management system with “a unique ecosystem of proven business management solutions, integrated payment processing, world-class support, and direct connectivity with channels such as Booking.com, Expedia, and TripAdvisor.”

CEO Richard Aday, who is also the Principal Engineer of ThinkReservations, says the genesis of their business was a gap they identified between the tools that small lodging was using versus what was possible. 

“We were confident that we could help the small lodging industry improve their business by taking advantage of technology,” says Richard, who has an extensive background in working at companies like Amazon.com, Microsoft and IBM.

One industry challenge Richard sees is the lack of yield management strategies. He believes that more innkeepers should vary pricing based on the ebbs and flows of your market to maximize revenue.

“Offering a simple pricing structure for your rooms is easy for you and your staff to remember, but there is a big chance you're leaving money on the table.  Instead, consider varying your price based on supply and demand. This is something that can be done manually every week or two, if necessary.  Look into your property management system to see if they support automatic Yield Management rules so that you can automate how the price should change based on occupancy,” he says.

What Richard loves about our industry: “My favorite thing about the B&B community are the people I get to interact with, followed closely by the wonderful breakfasts I've enjoyed.  The industry is a collection of very interesting people --- no two innkeepers are the same.  Everyone has a story, and they will easily share it. Did I mention breakfast yet?  It's easily my favorite meal!”

WHEN you send an email can be as important as WHAT your email says, reveals Types of Emails Guests are Most Likely to Open. It makes sense that a ‘pre-arrival’ email is most opened – and this may be the message in which you choose to invest more time and relay additional information.

Soon we’ll be sending you a ‘pre-arrival’ email – with your opportunity to register for the 2016 Innkeeping Conference in Austin TX (January 10-14) at the lowest rate! New this year is a payment plan … we want to make it as easy as possible for innkeepers to get together with each other and industry partners to learn and laugh.
How many times have you answered the same old question? If those questions are coming via your facebook page, you may soon be able to save/send a canned response that is personalized. Nice!  Currently in testing, you may read more at Facebook is Testing Saved Replies.

VIDEO: Profit from Packaging (non-room revenue) – guests like a ‘good deal’ even more than a discount, and in our time-starved society, they’ll pay extra for you to make plans / put together a package. This video from PAII’s 2014 Innkeeping conference shares creative ways to get your inn’s brand into the guest’s hand – it goes beyond mugs and wine glasses to pet dishes, and using what you sell and selling what you use.  And, consider promoting the package in your ‘pre-arrival’ guest email!  (Videos are always accessible to PAII members as they’re on the Innkeeping.org website.)

If you are an Airbnb User or an Airbnb Host you just received a notice from Airbnb to review their updated Terms of Service.  Talk about reading the “fine print” – this is a real eye test.  You can bet that the hoard of lawyers that this 24 Billion Dollar Company has have covered themselves every possible way they can.  However, if you are a host or user you better read them over carefully

Conference Partner Spotlight Interim Innkeepers Network

“We love helping innkeepers get some time off for themselves,” says Lynda Lerner of Interim Innkeepers Network (IIN), this week’s featured exhibitor. That sentiment, along with their commitment to the innkeeping profession and its members is what energizes their organization.

Interim Innkeepers Network provides bed and breakfast inn owners a go-to place to find temporary or long term innkeeping management assistance. They are not a placement service – rather a referral network. They can help to bridge a gap with an Interim Innkeeper who can ensure uninterrupted service for an inn when its management must be away, taking care of everything from processing reservations to serving a full breakfast. Some members provide training for those considering careers in the Bed and Breakfast industry and/or as interim innkeepers. 

When asked what changes they see in the industry, Lynda pointed to two trends they have observed. First, while many innkeepers use their services for short stints, they are seeing more long term assignments from innkeepers for a  variety of reasons. Secondly, they see that more inns are now run by someone other than the owner.

IIN serves over 40 states across the country so they are familiar with regional differences as well as common needs. Lynda sees the biggest challenge for inns today is, “to remain competitive in their local markets.”


“Innkeepers need time to recharge their own batteries but be able to leave their B&B in capable professional hands,” she says. “It is rewarding to see the Innkeeper return with renewed zest for the business they love.”

PAII Photo Contests For Our Fall Innkeeping Now Magazine!

ALL contestants will be featured in the monthly newsletters as well as their photos and recipes (with credit) posted on PAII’s Facebook and Google+ pages.

Winners will be featured in PAII ‘s Fall Innkeeping Quarterly Magazine.

Photography Entries must be taken by the innkeepers or staff. If an innkeeper or a staff member is a professional photographer, entries to the competition will be allowed, but the information needs to be disclosed when the photo(s) are submitted. Photos taken by professional photographers on behalf of a Bed and Breakfast are not valid photo submissions, and will be cause for disqualification.

If you choose to include people in your submission, you are responsible for obtaining the necessary written photo releases from the individuals depicted, and must be able to provide copies of those releases to the Professional Association of Innkeepers International with submission of the photo entries. Entries submitted without written permission of the subjects will not be entered into submissions or the contest, and will not be promoted in any way online. 

All photographs should accurately reflect the subject matter and the scene as it appeared. Photos that have been digitally altered beyond standard optimization (removal of dust, cropping, reasonable adjustments to exposure, color and contrast, etc.) will be disqualified.

Photo captions must accompany all submissions, and should include the subject of the image, the location the image was taken, and the name of the photographer(s).

To ensure eligibility for the contest all entries must have a resolution of 6 million pixels (6 megapixels) or greater to be made available upon request. Images that do not meet this standard can still be judged, but may not be honored as a finalist in the competition (at the judges sole discretion) if the photographer is unable or unavailable to provide the proper resolution when asked.

Entries may originate in any format — including, but not limited to digital files, digital prints, color transparencies, color prints, or black and white prints — so long as they are submitted electronically. You must be able to disclose when and where the photo appeared to the Professional Association of Innkeepers International upon request.

Submissions may be watermarked if desired, but the watermark should be inconspicuous enough to not interfere with the judging of the photo. A watermarked photo might not be honored by the competition (at the judges sole discretion) if the photographer is unable or unavailable to provide a pristine, watermark-free version of the image when asked.

Images will be judged on originality, technical excellence, composition, overall impact and artistic merit. The judges are a panel of independent professional photographers.

The Professional Association of Innkeepers International shall determine winner eligibility in its sole and absolute discretion. All decisions made by the judges are final.

YOUR RIGHTS:
You will retain all rights to any photograph you submit -- including ownership if applicable. You only grant the Professional Association of Innkeepers International rights (as described below) to your photograph if you are honored by the competition as an honorable mention, finalist, runner up or grand prize winner.

If your photograph is formally honored by the competition as an honorable mention, finalist, runner up or prize winner, you grant the Professional Association of Innkeepers International a royalty-free, nonexclusive right, in perpetuity, to:
  • Use the photograph on the Internet in support of our mission.
  • Use the photograph in the Professional Association of Innkeepers International non-commercial communications which includes on the website and on PAII’s social media.

As conditions of this permission, the Professional Association of Innkeepers International shall credit all photographs with the caption "© Person's Name" when the full name and Business is available.

  • Entries must be submitted by September 1, 2015 at 5:00 PM EST
  • Any PAII member can enter.
  • You can submit multiple photographs in multiple categories.

All photo entries will be posted in an album on Facebook, People’s Choice award will be given to the entry with the most number of likes.

HOW WILL RECIPES BE JUDGED?
All entries must meet the requirements of the Recipe Category entered. Recipes not meeting contest entry criteria will be disqualified. Entries must be the original recipe of the entrant. Initial judging will be done by an independent panel of food professionals to confirm entry requirements specified above have been met in addition to consideration of the criteria outlined below (and weighted equally):
  • Taste 25%
  • Appearance 25%
  • Creativity 25%
  • Guest Appeal 25%

Judges will disqualify previously published recipes, such as but not limited to those in cookbooks, in magazines, from food companies, on food blogs or recipe websites and winners in cooking contests, unless the recipe features changes considered significant by the judges in their sole and absolute discretion (with the exception of if a recipe was previously published in a state or regional association cookbook or website from which the B&B has belonged to, or if the recipe was priorly published on the innkeepers blog .


Finalists will be required to certify, on information or belief, that their recipes are their original creation. Decisions of the judges are final in all matters relating to this contest.

PAII News You Can Use 7-7-2015

Greetings PAII Members, Former Members and Not-Yet Members:
We appreciate your kind words and encouragement for PAII’s weekly communication to you – and we welcome your comments and suggestions for future topics.  As mentioned recently, we’ll begin the News You Can Use with an update on the issues affecting the ‘level playing field’ for all lodging properties.

Attracting Corporate Travelers to B&Bs
What innkeeper doesn’t welcome the mid-week business traveler? What is needed to attract and retain business travelers? Let’s get the answer directly from a business traveler who provides a list of must-have amenities including an ironing board, large-enough desk, surge protectors, luggage racks, and a printer/copier. Certainly do-able!  We’ll also make a suggestion on how to get the word out: add your B&B to your state/regional B&B association’s “find an inn for business travel” websearch and sign up / accept the government employee rate - consider it a marketing investment.

Soon You Can Slide Into Twitter DMs…
Oh what a relief! (and that’s 140-14 = 126 characters remaining) Twitter announced the removal of the 140 character limit in Direct Messages beginning in July.  Read the recommendations to ensure all your applications and services can handle these longer format messages.

How Associations can use Social Media…
I’m marking Wednesday July 8 at 2 pm EST on my calendar – and I’m expecting B&B Association executives / officers to join me at this webinar:   How Associations can use Social Media to help market their members.  While innkeepers struggle to find the time to use Social Media – as do Association Leaders – there are additional challenges for leaders.  Where do we get the copy? How do we ‘spread the wealth’ among members? How to post text that is enticing and not overtly promotional? Which sites are worth the investment of time?  How can we maximize distribution?  SOME of these will be addressed at the webinar – let’s get a discussion going on the Key Leaders forum and learn what’s been successful / not so much - from each other!
